Hassan Equity’s Real Estate Capital Solutions strategy acquires the real estate of well established companies, organizations, and sponsor-backed portfolio companies throughout North America. Through a net lease structure, Hassan Equity allows companies to off load their real estate to allow them to grow without taking on additional debt, return capital to shareholders, and to reduce debt from their balance sheet. As a result, we are able to generate predictable returns throughout unpredictable times. Hassan Equity and its affiliates combine data and long-term relationships to source the most attractive opportunities with the least amount of competition.
Our underwriting involves all efforts from Hassan Equity’s team members. At this stage, we carefully review the asset and/or portfolio that our investment team has originated in order to determine if it is a fit for our investment thesis. Here, we uncover all areas of improvement within the asset such as: lease restructuring, tenant lease-up strategies, credit strength assessment, downside protection strategies, and CapEx & Operating plans.
Taking our plan that has been devised during the Due Diligence & Strategy phase, Hassan Equity and its affiliates execute on its strategy in order to maximize the asset to its full potential. During the Monitoring & Asset Management stage, Hassan Equity completes the following: tenant credit monitoring, tenant management, net lease adherence, technology integration, and asset management required to execute on DD&S plan.
